The best office buildings are defined by what they leave out. Clean structural grids, minimal cores, and deep floorplates give occupiers the flexibility to configure space as their business demands — now and in five years' time. We design shell and core buildings that maximise net-to-gross efficiency, with raised access floors, perimeter zone planning, and services distribution that allows Cat A to be delivered without revisiting the structure.
BREEAM Excellent and EPC A are targets we build into the design from RIBA Stage 2, not credentials we chase at post-construction assessment. Fabric-first airtightness, heat recovery ventilation, smart building controls, and low-carbon plant selection reduce operational energy from the day the building is occupied — cutting service charge costs and meeting the expectations of ESG-conscious occupiers and investors.
